The area around Fenway Park has been booming lately. New restaurants, shops, and other significant developments are popping up all around the area. This trend continues, as The Abbey Group (a Boston-based developer) is proposing the construction of as many as seven additional stories atop the Landmark Center’s garage.

The plan calls for 270,000 square feet of office space. One key point that the developers are currently playing is that, since the new facility would be built atop the parking garage, the need to construct additional parking in the area is virtually nonexistent. Despite this, there are some who still seem tentative about the project.

While some have been impressed by the initial proposals, others seem to cautiously approaching the project, mostly concerned with the possibility of the additional seven stories overtaking the surrounding area. Traditionally, buildings around Audubon Circle cannot exceed four stories. Naturally, the seven stories of new space along with the current multi-level parking garage would far surpass that limit.

There are many people on the other side of the debate, however. Many people feel like the influx of jobs and economic activity to the immediate surroundings outweigh any concerns relating to Audubon Circle.

    Now that’s pretty funny when you consider that the garage already is pretty full by 11AM, and around 40% of the spaces in the garage are too small for the average driver to maneuvre into.

    7 new stories means probably 500 new employees. If only 10% drive, this garage won’t have enough spaces to guarantee parking… I’d like to see the first SUV driver who tries to find the last open parking space which is 20% blocked by a pillar.

  2. Agreed, I found it very odd that the developer would not feel the need to add new parking spots to cover at least a portion of the new office workers that would flood into the area. I scoffed when I saw that in the source article, but I had to keep my opinion out of it.

  3. No new parking? That is insane. LAZ oversells the garage as it is now. That’s why they valet later in the day. Add new people and you won’t even have any space to valet. That and they just raised the parking fees.
